Scottsdale buying guide · 41 · Homeowner decision series
Before choosing new cabinets for a McCormick Ranch kitchen, decide which problems the renovation must solve. An original cabinet arrangement, a later remodel and a room with incomplete records call for different questions—not automatic replacement. Use this guide to connect your existing-kitchen assessment with the association and city questions that could change the buying plan. The result is one realistic scope to discuss with your designer, contractor and Home Improvement Buying Club.

Separate what you know from what you inherited
Start with a simple record of the existing kitchen: photographs, any available drawings, appliance models and changes described by a previous owner. Label a statement such as “original cabinets” as confirmed or unverified. A neighborhood name does not establish the age, construction or condition of the cabinetry in your home.
Ask the professional who would perform the work to assess components you hope to retain. Record concerns about attachment, damage, moisture or operation as questions to resolve, not diagnoses from photographs. Keep the assessment separate from your finish preferences. That distinction gives a proposed refresh a fair chance without overlooking work needed to make it suitable.
Compare two ways to solve the same daily problem
Describe the task you want to improve: preparing meals together, reaching frequently used items, unloading dishes or gaining a useful work surface. Then ask the designer for a retain-layout option and, where appropriate, a changed-layout option addressing that same task.
Mark what each option keeps, replaces and leaves unresolved. If one proposal adds storage but leaves the main circulation problem untouched, say so before comparing its price with a redesigned room. Use the reface-or-replace guide for cabinet condition questions. This community brief adds the next layer: which change would trigger a different approval or project responsibility?

Identify the association decisions attached to each option
MRPOA’s architectural-control page says exterior-affecting changes require advance approval. It also distinguishes MRPOA approval from sub-association permission and says sub-association permission usually comes first where applicable. Confirm the associations and current requirements for your own property; this is not a claim that every interior cabinet change needs the same review.
Give the authorized association contact an accurate description of both options. Identify any proposed window change, exterior vent, addition or construction staging question. Ask which documents and sequence apply. Record the answer beside the option it covers, so a response about a simple interior refresh is not accidentally used for a larger renovation.
Track when a kitchen choice reaches beyond the room
A different range location, window arrangement or proposed opening can bring questions beyond cabinetry. Ask the responsible professionals to identify the affected services and building elements. Do not infer that a convenient location on a rendering is technically feasible or already approved.
Scottsdale’s home-improvement guidance distinguishes cosmetic cabinet and countertop work from projects involving structure or trades, and treats association restrictions separately. Have the project professional confirm the actual city pathway. Keep municipal and association answers in different fields. One is not a substitute for the other, and neither replaces the professional’s responsibility for the proposed work.
Keep an unresolved alteration out of the final cabinet order
Use the worksheet below to mark each choice Ready, Needs confirmation or Optional. If the preferred layout depends on a window or service change, identify the cabinets and surfaces affected. Ask the designer whether a feasible alternative can be retained while that question is resolved. You can discuss prices without describing an uncertain layout as ready to manufacture.
MRPOA’s published modification application distinguishes association approval from technical soundness and necessary permits. Keep the relevant approval, drawing revision and professional review together. A changed decision should update the buying brief before it changes the order.
Bring one focused scope into the membership conversation
For an initial kitchen review, bring the preferred option, the features you want to retain and the two questions most likely to change the purchase. Include an existing proposal if available. Explain whether you need a materials comparison for the current layout or design exploration around a proposed change; preliminary measurements remain preliminary.
Gold can be evaluated for an eligible kitchen purchase once the scope is understandable. A small refresh may not justify the dues, and a McCormick Ranch address does not establish Platinum fit. Use the Scottsdale membership overview to compare the offers. HIBC is a buying program, not your inspector, association reviewer or remodeling contractor.

Questions before your next step.
Should original McCormick Ranch kitchen cabinets always be replaced?
No. Establish their condition and whether the layout meets your needs. A qualified assessment and a defined improvement goal are more useful than assuming age or neighborhood determines the right scope.
Does every interior kitchen change need MRPOA approval?
Do not infer that from this guide. The published MRPOA page addresses exterior-affecting changes. Confirm the actual scope and any applicable sub-association requirements with the authorized association contact.
Can I request an HIBC kitchen review before every approval is complete?
Yes, describe the pending decisions clearly. An initial request does not enroll you. Keep affected product orders conditional until the responsible parties resolve the requirements and specifications.
