Scottsdale buying guide · 05
Moving a sink or cooking area can make a kitchen more useful, but a promising drawing is only the beginning of that decision. For a Scottsdale remodel, compare an improved layout that keeps services near their current locations with the layout you would choose if relocation is feasible. Price the difference before ordering the cabinets.

Define the problem that a move must solve
Start with a sentence about daily use: “Two people cannot prepare dinner without crossing the dishwasher opening,” or “The only preparation counter is separated from the sink.” Avoid beginning with “I want an island sink” unless you can explain what that location improves.
Ask the designer for a baseline that works within the existing service arrangement, plus one relocation alternate. Keep cabinet finish, appliance priorities and storage requirements consistent enough to compare. The alternate should show a specific benefit, such as a clearer preparation area, rather than merely a different view of the room.
Build a services map before the cabinet list
For each appliance or fixture, record its current location, proposed location and the professional who must confirm the connection. Include water, drain, electrical, gas if applicable, and the ventilation arrangement. Photos and homeowner measurements help start the conversation; they do not replace field verification.
Ask what is known about the route and what requires investigation. A proposal should distinguish accessible work from assumptions about concealed conditions. Do not accept a cabinet drawing as proof that a drain, duct or circuit can be moved as pictured. Each unresolved dependency needs an owner and a decision date.

Use the correct Scottsdale approval path
Scottsdale requires permits for moving walls and adding electrical or plumbing features. Confirm jurisdiction from the property address.
Give the authority and your contractor a scope description, not only a cabinet rendering. Ask which drawings, reviews and inspections apply to your particular plan, and who will handle them. If the home is subject to association rules, ask about those separately. A city answer and an HOA answer address different questions; record both where relevant.
If the layout needs more floor area
When an alternative changes the existing enclosed footprint, compare that option with a plan inside the current house before fixing cabinet dimensions. Use these four checks with your designer and responsible contractor:
- Same need, two plans. Record the daily task and the specific benefit that added space would provide beyond the inside-footprint option.
- Property information. Mark the existing and proposed outlines on the same plan. Record the site information, easement documents and any applicable Natural Area Open Space restrictions; name who will confirm them. Keep unknowns visible.
- Separate decisions. Tie professional feasibility, the address-specific city review path and any applicable association response to the same drawing revision.
- Affected purchases. List the cabinet runs, surfaces or appliance clearances that depend on the addition. Name who must confirm each dimension before ordering, and check the seller's order-change terms.
Start with Scottsdale's property-specific construction guidance, site-plan and property records and, where applicable, ESL/NAOS resources. A neighborhood name or online map does not establish a buildable envelope. Staying inside the existing exterior walls does not, by itself, determine whether the actual work requires a permit.
Once the answers arrive, update both written scopes and the affected dimensions. Then compare the complete costs and use the keep-or-move decision map below.
Compare disruption as well as the quoted price
Ask the contractor to describe what opens up, what must be restored and when the kitchen becomes usable under each plan. Include the floor, walls, ceiling, adjacent finishes and temporary arrangements that your household would need. A relocation price that ends at the connection can leave restoration unpriced.
For a seasonal home or a project managed from elsewhere, decide who will approve discoveries while you are away. Do not set a cabinet delivery around an assumed inspection date. Ask for a sequence that identifies the work that must be complete before final measurement, installation and countertop templating.
Make a hold-and-release list for the purchases
Place each proposed purchase into one of three groups: specifications can proceed, professional answer needed, or dimensions not ready for order. An appliance model may be selectable while its connection route remains unresolved. A cabinet opening affected by that route may need to wait.
Use the appliance and cabinet order plan to tie model documents to the layout. The goal is to avoid making an irreversible product commitment because one part of the design looks complete. Ask each seller when selections become binding and what happens if a later finding changes the plan.
Use the better-defined scope to compare membership
Once both layouts are credible, request comparable product quotes and add the separate installation and service work. The FTC advises written estimates covering work, materials, timing and price. Keep a written explanation for differences between the two layouts.
Gold can be evaluated for a kitchen-focused materials purchase; the whole-home Platinum brief is a different conversation when the project expands to a new home or full-gut scope. HIBC does not replace your contractor, engineer or permitting authority. Membership should follow a clear buying plan, not serve as an assumption that difficult site work is included.

Questions before your next step.
Is keeping the sink in place always cheaper?
Do not treat that as a project quote. The existing conditions, selected products and work required still matter. Compare two complete written scopes and leave unpriced work visible.
Should I buy cabinets before the layout permits are settled?
Ask the responsible designer and contractor which dimensions are sufficiently verified and which depend on approval or investigation. Hold affected purchases until those dependencies are resolved and the seller’s order terms are understood.
