Scottsdale buying guide · 44 · Homeowner decision series
The right cabinet choice for your Grayhawk kitchen starts with a short, documented comparison—not a long collection of beautiful images. Connect your preferred door, finish and storage package to the room you actually have. Then separate interior selections from any proposed change that reaches the exterior. This guide helps you leave the showroom with two comparable options and a clear list of what remains to be confirmed.

Make a shortlist with one clear reason for each option
Choose two options that address the same kitchen plan. Record the cabinet line, door style, material, finish and the reason each belongs on your shortlist. One might prioritize a particular appearance; the other may preserve that layout with different decorative details. Avoid comparing different quantities and calling the result a cabinet-price difference.
Bring photographs of the existing room and the surfaces you expect to retain. Mark any uncertain measurements. Ask the designer which selections are available in the relevant line and which require a different product or construction choice. A display sample is a discussion aid until the exact specification appears in the proposal.
Compare the sample with the surfaces that will stay
Ask to evaluate the actual proposed finish sample beside the retained flooring, countertop or other visible material, where samples are available under the showroom’s policy. Consider the room in the lighting conditions you use. Record the sample name and finish code so a later conversation refers to the same selection.
Note your preference rather than promising an exact match from a phone photograph. Ask the seller to explain the product’s expected variation and care guidance for the selected finish. If keeping an existing surface limits the available choices, ask the designer to show that tradeoff before you approve the cabinet package.

Spot the point where an interior choice becomes an exterior question
The Grayhawk Community Association’s Design Review page states that exterior modifications need Architectural Review Committee approval before work. If your kitchen proposal changes a window, exterior opening or vent location, show that element to the authorized association contact. Ask what applies to the actual property and scope.
Do not use that exterior rule to assume either that all interior cabinet choices require review or that an extensive interior project is automatically exempt. The association’s resident resources and your property documents are starting points for a specific answer. Keep association and technical questions attached to the option they affect, rather than delaying every sample decision unnecessarily.
Separate a materials choice from building work
Scottsdale’s home-improvement guidance distinguishes cosmetic work from projects involving structure or trades. Have the responsible professional confirm the actual municipal requirements. A cabinet proposal does not resolve a circuit change, plumbing adjustment or structural question.
Ask who verifies final dimensions, appliance fit and the installation sequence. If you are keeping the room layout, state that clearly in the brief; if you are changing it, identify the dependent items. Keep provisional dimensions out of a final purchase authorization. Neither a community approval nor an HIBC buying conversation replaces professional review of the work.
Use quote alternates to identify the upgrade you actually value
Ask the seller to show the base package and each optional upgrade separately: a different door, finished end, decorative panel or storage feature. Compare equal quantities, specifications and responsibilities. Use the difference to decide what you value rather than treating every extra as essential to a premium result.
For example, if a proposed storage accessory changes the cabinet list, ask for the revised drawing as well as the price. If a finish change affects availability or timing, obtain that answer from the seller. Keep unknown amounts visible. Your complete comparison should include membership, taxes, delivery and installation where applicable, without assuming any advertised saving applies to your project.
Take a concise selection record into your free review
Use the worksheet below to name your preferred option, the alternative you could accept and the questions that would change your decision. Share your Scottsdale community, current drawing and itemized proposal when requesting help. Keep gate codes, account passwords and unrelated personal information out of the project brief.
HIBC can discuss eligible buying options through independent showrooms while your chosen professionals handle construction. Gold may be appropriate for a kitchen materials purchase after a complete-cost comparison; a smaller refresh may not justify membership. Platinum is for the relevant wider new-home or full-gut scope, not a finish upgrade alone. Confirm the offer, showroom arrangements and no-charge design scope before proceeding.

Questions before your next step.
Does Grayhawk require approval for every cabinet color?
This guide does not make that claim. The public design-review page addresses exterior modifications. Confirm the rules for your exact property and work with the authorized association contact.
Can I compare finishes before the final kitchen measurements?
You can explore preferences, but describe measurements as preliminary and obtain final specifications from the responsible professionals before ordering.
Will a more expensive cabinet package automatically make Gold worthwhile?
No. Compare the complete like-for-like purchase and dues. The actual quote and project scope determine whether membership fits; neither a community name nor a price tier proves savings.
