Two cabinet proposals can describe the same room and still buy different kitchens. One includes finished island panels and drawer organizers; another leaves them undecided. One includes delivery to a specified place; another prices the cabinets alone. The lower total becomes useful only after you understand those differences.
For a Portland-area remodel, start with one dated plan and a written list of the features you want to keep. Then use the worksheet below to compare each proposal against that same brief. Give each provider the same comparison brief
Put the layout, cabinet schedule, elevations and appliance model list in one folder. Mark the revision date on each. Add the selected door style, finish and essential storage features. If the layout is still changing, ask for the quotes to identify the assumptions used.
Choose your non-negotiable details before looking at totals. These might be full-height pantry storage, a particular drawer arrangement or finished panels on every visible side of an island. An alternative can be attractive without meeting the same brief; record what changed and decide whether you want that change.
For a product you have not selected, write “undecided” and identify what the quoted amount covers. A drawing showing a waste pullout does not establish that its mechanism and containers are in the price. Neither does a photograph establish the proposed cabinet construction.
Complete the cabinet quote worksheet
Copy this blank worksheet once for every pair of proposals. For each entry, record the exact specification, the amount if separately priced, and its status: included, excluded, allowance or unresolved. Ask for a written clarification wherever the proposal does not answer the question.

Keep an explanation beside each difference. For example, if one proposal names a drawer organizer and the other simply says “accessories,” do not assume they include the same contents. Ask the second provider to identify its accessory or revise the quote.

Resolve allowances without counting them twice
Ask whether each allowance is already included in the quoted total, what selection or quantity it assumes, and how the final amount will be reconciled. Record any related labor or charges separately if the allowance does not include them.
When a selection becomes firm, request a revised total that clearly replaces the original allowance. Do not add the entire final selection price on top of a total that already includes an allowance for that item. Keep the earlier proposal so you can follow what changed.
An exclusion needs its own answer. If countertop work is excluded, record the separate fabricator's proposal or leave the amount unresolved. If an installation allowance covers standard fitting but a planned detail remains undecided, have the responsible installer define that detail before treating the allowance as complete.
For Oregon construction work, the CCB's written-contract guidance recommends documenting scope, specific materials, price, allowance amounts, permit responsibility and agreed written changes. Use that guidance with the construction provider's agreement; a cabinet purchase and a construction contract can be separate documents.
Compare the whole scope at your Portland address
Tell every provider whether the kitchen layout stays or whether walls, plumbing, electrical work or ventilation may change. Ask who will assess that work and where its price appears. Cabinet pricing alone cannot settle those responsibilities.
The City's home-project permit guide covers one- and two-family homes. It lists cabinet installation among work that does not need a building permit, while identifying separate building and trade-permit requirements for other work. Confirm the complete project with the responsible authority; cabinet installation does not establish that the whole remodel is exempt.
Apartments and buildings with three or more homes follow different guidance. A Beaverton, Lake Oswego or Vancouver address also needs its own jurisdiction check. Keep the project address and building type on the comparison brief so a Portland-area label does not hide a different approval process.
If you will buy materials separately from your remodeler's contract, use the Portland guide to owner-supplied kitchen materials to agree who measures, receives, installs and handles corrections. Put any coordination charge into the relevant proposal.
Write down the known total and the remaining unknowns
Begin with each written proposal's total. Check which allowances, delivery charges and services are already included. Then add separately quoted costs needed to reach the same project scope, including applicable membership. Count each item once.
Beside that known total, list every unresolved amount and who will confirm it. Do not enter zero for a missing quote. If you choose a reserve for changes, show it separately; it is your planning decision, not a provider's fixed price.
Check the quote's validity date and the conditions for holding its price. Also distinguish an estimated lead time from a confirmed delivery arrangement. Request updated written terms when selections or scope change. An attractive product subtotal is not a complete saving until membership and comparable project costs have been included.
