Bellevue condo kitchens · Cabinet ordering and building access
Make the delivery plan part of the cabinet decision
A condo kitchen order has to fit both the room and the route into it. Before approving cabinet dimensions and delivery, connect your layout to the building's access arrangements, any required approvals and the people receiving the shipment. This worksheet helps a Bellevue homeowner decide which selections are ready to order and which still depend on an answer.
Confirm the route for your actual Bellevue project
Bellevue's no-plan-review remodel guidance includes nonstructural remodels of privately owned condominium units among its examples, with limits on qualifying work. That route still requires a preconstruction meeting and inspections. The city's commercial building guidance also covers multifamily buildings with more than two units. Ask Bellevue to confirm the applicable route for your building and complete scope; condo ownership alone does not settle it.
The city's residential permit FAQ says replacing kitchen cabinets or countertops does not require a building permit, while associated plumbing or electrical work may require permits. Describe all affected work when asking about your condo. Keep the city's answer separate from any association or building-management authorization.
Use one building-access worksheet
Record the answer, responsible person and dated document for each row. These are questions to confirm for your building, not a statement that every association imposes the same conditions. Mark unresolved items clearly and identify the products they could affect.
| Check | What to establish before ordering |
|---|---|
| Rules | Ask management which alteration documents, contractor information, work hours or access arrangements apply. Record who can confirm the proposed work and any conditions. |
| Route | Have the delivery provider check packaged dimensions against loading access, elevator doors and interior space, hallway turns and the unit entrance. Identify any item needing a different delivery method. |
| Storage | Confirm an appropriate receiving and storage location with the supplier and building. Name who checks quantities, photographs damage and follows the supplier's written reporting process. |
| Systems | Ask qualified trades and management about affected shared water shutoffs, ventilation, electrical work or protected assemblies. Record required coordination before fixing cabinet and appliance openings. |
| Timing | Match the proposed delivery window to any loading or elevator reservation, site readiness and installer availability. Clarify rebooking, storage and redelivery terms before accepting them. |
| Release | Keep the final measured drawing, cabinet list, appliance models and confirmed access plan together. Name the person approving the order and the provider handling a later change. |
Worked example: a tall pantry meets a tight turn
Suppose a tall pantry fits the measured kitchen wall, but its packaged dimensions have not been checked against the elevator exit and hallway turn. The drawing can be correct while the delivery plan remains unresolved.
Ask the supplier for the actual shipping dimensions and the delivery provider to assess the route. If the team proposes a different cabinet configuration or delivery method, document the revised appearance, installation work, price and building arrangements. Do not assume packaging can be removed or a cabinet dismantled without the supplier's agreement.
Hold the affected pantry line until the answer is recorded. Then update the drawing and order together so the installer receives the same version.
Turn open questions into an order decision
Use three statuses: confirmed, waiting on a named person, or changed and awaiting a revised quote. Connect each unresolved row to the affected cabinet, service or delivery date. Ask about deposits, cancellation and change terms before committing; different providers may set different deadlines.
For help choosing who coordinates the work, use the Bellevue scope comparison. Our Seattle-area kitchen planning guide provides broader buying preparation. Bellevue city guidance applies to properties under Bellevue's authority; another jurisdiction or building may require different decisions.
