NYC Apartment Kitchen Renovation: Plan Cabinet Delivery Before You Order
A beautiful apartment kitchen begins with a plan that works beyond the apartment door. Before ordering cabinets for a New York City renovation, confirm how the design gets approved, how the largest pieces reach your kitchen, and where the shipment can wait.
That sequence matters whether you are updating a Manhattan condominium, renovating a Brooklyn co-op, or replacing cabinetry in a Queens walk-up. The building’s actual conditions should shape the cabinet order from the first drawing.
Start with two separate approval conversations
Ask building management for the current renovation package before treating a proposed start date as firm. Request the alteration agreement, submission requirements, insurance instructions, allowed work hours, delivery rules and the person authorized to approve access. Requirements vary by building; a neighbor’s completed renovation is useful context, not confirmation of your own approval.
Separately, have your project professional review the full construction scope with the relevant city requirements. NYC’s Department of Buildings lists installation of new kitchen cabinets among work that does not require a permit, while noting contractor licensing and other compliance obligations. That does not establish that every part of your kitchen renovation is exempt. Moving services or changing the room can introduce additional questions. Start with the NYC permit guidance and have the responsible professional resolve your specific scope.
Keep written building approval, the permit determination and cabinet drawing approval as separate records. Each answers a different question.
Measure the journey, not just the kitchen
A tall pantry that fits perfectly on a floor plan still needs a workable delivery route. Ask the delivery provider and installer to review the largest packaged dimensions before the order is released.
Document:
- The approved unloading point and route from street to entrance.
- Door openings, vestibules and turns through common areas.
- Elevator door opening, cab dimensions and permitted load.
- Stair widths, landings and overhead restrictions if stairs are involved.
- The apartment entrance, hallway turns and final kitchen opening.
- Required protection for floors, walls and elevator interiors.
Photographs help explain awkward turns, but they do not replace measurements. Do not assume a carton can be removed, a cabinet disassembled or an elevator used without checking the supplier’s handling instructions and building rules.
If the route creates a problem, resolve it on the drawing. A different cabinet configuration may be easier to accommodate than a last-minute delivery change.
Turn building rules into a delivery plan
Ask these questions while comparing quotes, so that each proposal covers the service you actually need.
| Decision | Confirm in writing |
|---|---|
| Delivery endpoint | Curbside, building entrance or inside the apartment |
| Building access | Who books the elevator and receives management approval |
| Handling | Who supplies the crew, protection and any stair carry |
| Receiving | Who counts cartons and records visible damage |
| Storage | Where unopened cabinets can remain under approved conditions |
| Exceptions | Charges and process for a missed delivery or replacement piece |
For a staffed elevator building, coordinate the delivery appointment with management’s reservation process. For a walk-up, confirm the carrying plan and the provider’s acceptance of the route. Neither arrangement should be inferred from the phrase “delivery included.”
Ask how concealed damage should be reported, how long you have to inspect, and whether a replacement affects the installation sequence. Keep those instructions with the order.
Use milestones to choose the order date
A promised renovation month is less useful than a short list of completed decisions. Before authorizing production, confirm that the cabinet plan reflects the approved layout, final appliance specifications and verified site dimensions.
Your release checklist should include:
- Building conditions that affect the layout or schedule are resolved.
- The project professional has established the required approval and permit path.
- The installer has reviewed dimensions, fillers, end panels and service locations.
- The delivery provider has accepted the access plan.
- A receiving location and responsible person are confirmed.
- The seller’s change, cancellation, inspection and replacement terms are understood.
Ask when the order becomes noncancelable and what happens if building approval or construction slips. Do not use an assumed production lead time as a substitute for the seller’s current written schedule.
Bring the apartment’s constraints into your design request
Send your ZIP code, room photographs, approximate dimensions, appliance plans and current renovation stage. Include the building type and any access restrictions already confirmed. Identify measurements that still need professional verification.
