Kitchen layout decisions · Kent, Washington
Separate the cabinet change from the work behind it
A new cabinet layout can change more than storage. Moving a range, sink or wall opening may add work that a cabinet quote does not describe. Before approving the affected products, make a short scope record that your project professionals and the responsible permit authority can answer together.
Use this worksheet for a property under City of Kent authority. Confirm the actual property jurisdiction and building type; a Kent mailing address alone does not settle the permit route. A condo, multifamily building or manufactured home may follow different instructions. Give the Permit Center the complete project description.
Distinguish finish work from changed systems
Kent's permit guidance lists cabinets, countertops and similar finish work among building-permit exemptions. It also identifies changes to electrical, gas, mechanical and plumbing systems as work requiring permits in general. A finish-work exemption does not answer every part of a kitchen remodel, and exempt work must still follow applicable codes.
The city's residential guidance describes a minor plumbing permit category for fixtures or plumbing replaced in the same location without removing surfaces such as gypsum or framing. A moved sink or opened wall needs its own scope discussion; do not assume that narrower description covers it.
Make a scope-to-permit worksheet
For each relevant row, record the proposed change, the person asking the question, the authority's answer and the affected product. Mark an unanswered item “unresolved.” This is a buying worksheet, not a permit application or an approval decision.
| Scope | Question and order dependency |
|---|---|
| Finish | Are cabinets and surfaces simply being replaced, or does the work behind them change? Separate the cabinet list from concealed-work questions. |
| Water | Will the sink, dishwasher connections or piping change? Ask the plumbing professional which work and review route apply before fixing the sink-base position. |
| Power | Will an appliance move or its electrical supply change? Give the electrical contractor the selected model and location, then record the permit issuer and responsible applicant. |
| Air | Will a range hood or duct route change? Have the responsible professional confirm the proposed ventilation work before committing to the hood cabinet or enclosure. |
| Walls | Will a wall or opening change? Obtain the appropriate professional assessment and authority's requirements before relying on the proposed clear opening in an order. |
Keep the electrical responsibility explicit
Kent directs electrical permitting to Washington L&I. L&I's electrical guidance says to use the correct jurisdiction and states that a hired electrical contractor must purchase the permits for their own work. Identify that responsibility in the project record rather than assuming a building application covers it. Ask the issuer and contractor about the actual scope and applicable exceptions.
Worked example: the range moves to another wall
Suppose a preferred layout moves the range and adds a tall pantry where the old appliance stood. The cabinet schedule is ready, but the proposed hood route and electrical work have not been assessed.
Mark the hood enclosure, nearby cabinet dimensions and affected appliance location unresolved. Send the same dated layout and selected appliance documents to the responsible trades. Record their required work and the permit questions that follow. If an answer changes the layout, revise the drawing and affected quote together before releasing those items. Keep finish selections moving when they do not depend on the unresolved answer.
Hand over the answer with the drawing
Keep the latest scope, written response, permit references where applicable and accepted drawing together. Distinguish an application submitted from a permit issued, and ask who coordinates inspections before affected work is covered. Use the Kent installer checklist for provider and installation checks, and the Kent quote worksheet to reconcile the resulting costs.
Plan your next buying decision
If the sink needs to support seated use now or a later conversion, compare the Kent seated sink and removable-cabinet options before releasing the cabinet order. Connect the selected arrangement to the plumbing, support and finishing work on your trade plan.
