Show existing, removed and proposed elements

Photograph each wall straight on, then label what stays and what you hope to remove. On a rough sketch, distinguish the existing kitchen from the proposed arrangement. Mark a moved sink, new opening or relocated range explicitly; do not leave those decisions buried in a finish discussion.

Ask your project professionals to investigate concealed conditions before assuming a wall or soffit can disappear. If an exterior vent or window is part of the idea, include it in the scope sent for review.

Use Charleston’s alteration guidance for the right scope

Charleston’s single-family alteration guide separates projects without floor-plan changes from nonstructural and structural changes. Changed plans call for existing, demolition and proposed drawings; structural changes also need appropriate engineering documentation. Electrical, gas, mechanical and plumbing subpermits depend on the scope.

The guide also flags architectural review where applicable. Confirm the property’s review requirements rather than assuming every home has the same restrictions. Charleston guidance does not replace the process for North Charleston or another municipality.

Compare the retained-details work as well as cabinets

Create matching product schedules for cabinet sizes, finishes, panels, storage accessories and hardware. List countertop fabrication, installation, delivery and applicable taxes separately. Ask who protects retained trim or flooring and restores the surfaces where old products are removed.

If one quote includes a layout change and another preserves the room, they are different projects. Request a written alternate for the same scope, including any professional services and approvals. Include membership costs when evaluating the confidential wholesale option; an attractive product price alone does not establish the best complete-project value.

Explore materials in person

Ask HIBC about showroom options near your project in Charleston–North Charleston area. Share your city, state and product interests so visit arrangements and availability can be confirmed separately. Our service begins online.

Can I start with ideas before having formal drawings?

Yes. Photos and a clearly labeled rough sketch can support an initial online review. They do not replace permit drawings, engineering or final field measurements when those are needed for your project.

Review and membership costs

Requesting an initial kitchen review is free and does not enroll you. Gold membership is a separate purchase: $4,995 initial enrollment includes Year 1, with $495 annual continuation beginning in Year 2 under the checkout terms. Detailed complimentary kitchen design is a Gold membership benefit. Include membership when comparing complete project costs.

Start with your project

Share your project city and state, current kitchen photos and the decisions you want to compare. Qualified project professionals must verify final measurements, construction feasibility, code requirements and installation. Any showroom option requires separate confirmation.
